Homes of the Wealthy

Who lives in the castle on Beech Ridge Road?

Not only is the house the largest in this tiny northwestern borough, it's the largest in the Pittsburgh region as well.

As the 28,000-square-foot, baronial-style home neared completion after more than a year of construction, it dwarfed the multimillion-dollar houses that share Beech Ridge Road and rises above the tall trees surrounding the 13th hole of the adjoining Sewickley Heights Golf Club.

According to documents filed with the borough, the three-level house features 18 bedrooms, 21 bathrooms, and a garage that can hold as many as 15 cars. Sources pegged its value in the $20 million range.

The man behind the mystery house is Joseph Nocito, a 50ish North Hills entrepreneur and real estate developer whose holdings include Northland Properties, the Stone Mansion restaurant in Franklin Park and Trybus Co. Inc., a McCandless maker of reinforced tape used internationally by manufacturers. Mr. Nocito, who has been described by those who know him as genial and reserved, is said to always have a smile on his face. Calls to his North Hills office and Stone Mansion Restaurant were not returned.

Mr. Nocito's other holdings include condominiums and office buildings in McCandless, condominiums in Sewickley, apartment buildings and a group care home on the North Side, records show. THE NEXT SEWICKLEY?

Hal Wrigley, a former dentist who invented the Robo-Grip pliers sold by Sears, owns a home that measures nearly 17,000 square feet on Beech Ridge.

Documents show that Mr. Nocito acquired vacant land on Beech Ridge in two separate deals. In March 2000, Mr. Nocito's Northland Properties bought a parcel for $232,000. Two years later, Northland Properties bought another parcel for $190,000. 'VERY UNUSUAL'

Bell Acres records show Mr. Nocito was awarded a building permit in July 2000. Scott Shoup, the borough engineer, said work on the house's foundation began in February 2001.

"The house is breathtaking," Mr. Shoup said. "I was impressed." The house was designed with numerous chimneys, a peaked roof and turrets by architect Anthony Dorsch of Cranberry Township. Mr. Dorsch did not return a call for comment.

According to documents filed with the borough, the home's first floor features formal and informal dining rooms, a great room, a family room and a sun room. The basement features a home office, a computer room, family room, game room, wine cellar and luggage storage area.

Sources said marble has been imported from all over the world for the home's interior.

"We've not come across a house that size," said Donna Beyerl, the controller for Madia Homes Inc., a Pine Township home builder that currently has seven $1 million homes under construction in its Heights of North Park residential development in Pine Township.

In most cases, a $1 million home in the Pittsburgh area is roughly 6,500 square feet in size, Ms. Beyerl estimated.

The Nocito house "is very unusual," said Bill Dietrich, vice president of the new homes division of Coldwell Banker Pittsburgh, a large residential brokerage. Helen Sosso, president of McCandless-based Prudential Preferred Realty,  agreed that the house is quite notable.

"There aren't very many of these kinds of houses being built," she said. Thank you to the Pittsburg Business Insider for their story contribution.

At 28,000-square-feet, the Beechwood Mansion is the largest in the Pittsburg area.

The Mansion also features a tennis court, basketball court, swimming pool, and childrens playground.

The beautiful grounds also feature several soothing fountains.

The three-level house features 18 bedrooms, 21 bathrooms, and 15 car garage.

Size Makes It Look Like A Commercial Buiding Project - Really What Will Be Is Melbourne's Most Expensive Home

Lawyer and property developer Daniel Besen, son of billionaire retail magnate Marc Besen, is building a palatial home in Toorak expected to cost tens of millions of dollars.

Mr Besen, 46, a former director of the Melbourne International Arts Festival and the Heide Art Gallery, is constructing a Toorak property said to include a high-security private art gallery underground to hold his priceless collection, and a multi-level, climate-controlled basement garage as well as at least two above-ground levels. The Age understands that with the cutting-edge design by architects Wood Marsh, the project will exceed in cost and complexity the $20 million-plus new home of drinks distributor Harry Stamoulis down the road.

Mr Stamoulis' massive home at 39 St Georges Road is expected to be the largest single residential project in recent Victorian history, and will be worth more overall when land price is included.

One neighbour said they were ''horrified'' at the commercial-sized construction jobs in the area.

They said work on the Besen site often started at 5.50am.

''It is not appropriate for nearby residents to have to endure the associated disruption, building noise, obstructed private driveways and road closures for a period of 2½ years in order to satisfy the materialistic and ego-driven consumerist need of a few,'' the neighbour said.

The site of the Besen home is 2312 square metres, more than 10 times the average new house in Melbourne, and alone is worth almost $10 million.

The family also owns Suzanne Grae and a half stake in Highpoint Shopping Centre, while Mr Besen and his wife of 11 years, Danielle, personally own fashion label House of Saba.

Project manager for Wood Marsh, Gemma Cooke, said: ''We think it will be an amazing house.''

Historic British Mansion For Sale - Minus Toliets

Apethorpe Hall, an idyllic British manor with an astounding 48 rooms, has hit the market for what is considered a "bargain" price of 2.5 million pounds (about $3,882,500). There's just one catch: The place doesn't have a bathroom.

The Daily Mail reports that the house was originally built between 1470 and 1480 by Sir Guy Wolston, then sold to Sir Walter Mildmay. It reportedly stayed in his family for 350 years. In more recent years, the house has been owned by the Catholic Church and Libyan millionaire Wanis Mohammed Burweila.

Presumably whoever purchases the house, located in Northamptonshire, England, could afford to install a few modern amenities. But as with any historic location, there are bound to be certain restrictions on developing a piece of property first constructed several hundred years ago.

Along with not having a bathroom, the house comes with a few other catches: an annual $155,300 maintenance bill and a requirement that the hall be open to the public for at least 28 days a year.

The British government reportedly spent more than $6 million renovating the house, which had fallen into disarray over the years and was at one time "on the brink of ruin."  The sale of the house is being managed by English Heritage.

Billionaire Pays $100 Million For Mansion

Home prices may be dropping across the U.S., but at least one segment of the market seems to be doing well: mansions for the ultra-wealthy.

The Wall Street Journal reported Thursday that Russian tech billionaire Yuri Milner has paid the highest known price ever for a single-family U.S. home — a whopping $100 million. That's the same amount the Chinese gave as a gift to Costa Rica for its recently opened National Stadium.

The 25,500-square-foot Los Altos, Calif., home is certainly large enough to fit more than one family. According to the Wall Street Journal, the home has indoor and outdoor pools, a ballroom and a wine cellar. Business Insider said it sits on 11 acres in Los Altos and has five bedrooms and nine bathrooms.   Read Entire Story Here

Russian Billionaire Buys Britains Most Expensive Home

An 18th century manor - famously said to be haunted by a vengeful female ghost - has been purchased by a Russian oligarch for a stunning £140 million, making the sale the most lucrative in British real estate yet.

The sale of Park Place, near Henley-on-Thames at Oxfordshire, one-ups the previous record-holder for most expensive home in the UK, which was held by a £136 million penthouse at One Hyde Park, Knightsbridge.

Park Place, which was once the home of George II’s eldest son, has been overhauled and updated with plush, modern riggings, and now boasts a helipad, spa complex, home cinema and bleeding-edge security system. The Grade II-listed house, nestled in 200 sprawling acres of parkland and built in the Renaissance style, has ten bedrooms complete with en suite bathrooms, and 30,000 sq ft of living space.

Its outbuildings include a barrel-vaulted Grecian grotto dating from the 18th century, stables and a boathouse. Other famous accoutrements include intricate stained glass windows, original, 18th century stone fireplaces and, of course, the aforementioned ghost - said to be that of a Mary Blandy, who was accused of patricide in 1752.

Park Place was sold by agents Knight Frank and Savills. The Daily Mail reports that the estate agents were so pleasantly surprised by the generous price, they rang up their country house branch to verify if the decimal point was in the right place.

Oprah Buys A New Place in Chicago

The Chicago Sun-Times is reporting that Oprah Winfrey is moving into a 5,000-square-foot Chicago apartment in the co-op building at 199 E. Lake Shore Drive. In a Page One story (Sun Times), Sun-Times columnist Michael Sneed claims that the talk-show queen will give up her massive duplex in Chicago’s Water Tower Place, which she has owned since 1993, and will move into the sixth-floor apartment at 199 E. Lake Shore, which had been listed for $6.2 million and which recently closed. While we can’t dispute that the closing may well have occurred already, as Sneed has reported (although co-op sales are not public record in Illinois), Sneed’s column was painfully short on details. Winfrey’s current home has not been listed, and the columnist bothered neither to seek Winfrey’s comment nor to explain why Oprah would downsize from a larger apartment to a smaller one. And given the sheer amount of real estate that Winfrey owns, it’s not out of the realm of possibility that Winfrey is buying the unit at 199 E. Lake Shore for someone else. Still and all, Oprah always attracts big headlines in Chicago and beyond, and the building where Sneed reports that she’s buying is a classic co-op building, with just 13 apartments in 12 stories. The late actor John Candy once lived in the building, and actress Meg Ryan once stayed there while filming a movie in Chicago, Sneed reported.

Russian Billionaire Buys His Daughter An $88,000,000.00, "College Dorm" New York City Apartment

Russian fertilizer billionaire Dmitry Rybolovlev needed somewhere for his daughter, a student at an unidentified American university, to stay when she visits New York. Nothing too fancy—just an easy spot with a nice bedroom, an eat-in kitchen, maybe an office, and, while we're at it, a library, and, if possible, a terrace. Oh, and an in-apartment gallery. For her art. Around, say, 6,744 square feet? On Central Park West? Oh, and Only $88,000,000,00
